Most software for housing operations is built for big property managers with full time staff. The HOA board down the street, or the landlord with four duplexes, runs on email threads, spreadsheets, and weekend phone calls. We think that should change, and AI is the reason it can.
How we got here
Manorway Group started with a simple observation. A friend on an HOA board spent six hours one weekend drafting a single violation notice and double checking it against the community CC&Rs. The work was straightforward, but the documents were long, the rules were specific, and the stakes were real. Get it wrong and the board gets sued. Skip the work and the community deteriorates.
That is exactly the kind of work language models are good at, if you build the surrounding software with care. Pull the right rule. Draft the right document. Cite the source. Hand the result to the human who has to sign their name to it.
Today we run two products on a shared platform. Manorway HOA handles governance for HOA and condo boards. Manorway Rentals handles property management for small landlords. Both share the same backbone: an AI assistant trained on the rules and records of the specific community or property, with every output documented and reviewable.
What we believe
AI assists, humans decide. No software we ship will auto send a legal notice, auto approve a rule change, or auto evict a tenant. The whole point is to give the human in the loop better leverage, not to remove them.
Documented by default. Boards and landlords sign their names to decisions that have to hold up later. Every AI output cites its source. Every action logs an audit trail.
Local rules first. Property law is local. We started with Washington, where WUCIOA governs HOAs and a specific body of landlord tenant law governs rentals. We expand state by state, with the rules right before we go anywhere else.
Small is the market. The big players are well served. The volunteer board and the four door landlord are not. That gap is what we are here to close.
